Parking Lot Sealcoating & Striping in Tampa, FL
Parking lot sealcoating and striping in Tampa Bay for commercial properties, HOAs, retail centers, and healthcare campuses. We have sealed and striped more than 500,000 square feet across Florida — including 186,673 SF at the AdventHealth Corporate Center and 359,087 SF across the CVS retail portfolio.
What sealcoating and striping includes
Sealcoat is cheap insurance against the Florida sun. A $0.20/SF seal every 2–3 years adds 5–7 years to the lot's life. Skip it and the lot dries, oxidizes, and fails from the top down.
- Full-lot sealcoat with asphalt emulsion or coal-tar sealer
- Crack filling before seal (rubberized hot-pour)
- Line striping and re-striping with chlorinated-rubber traffic paint
- ADA stencils — handicap symbols, access aisles, van loading
- Fire lane striping and curb painting
- Directional arrows, speed humps, stop bars
- Wheel stops and bollard installation
- Loading dock, drive-thru, and queue layout
How often to sealcoat in the Tampa Bay climate
Rule of thumb for Florida: seal every 2–3 years, re-stripe every 1–2 years. UV, rain, and oil drips are the three enemies of asphalt here, and sealcoat buys you time against all of them.
Most lots can be re-striped without a full sealcoat — a cheaper annual refresh that keeps ADA compliance tight between seal cycles. On the full cycle, we clean, crack-fill, apply two coats of sealer, let the lot cure 24–48 hours, then stripe.
For HOAs on an annual budget, we usually bundle this with a sidewalk and drainage walk so the board sees the whole exterior-maintenance picture in one proposal.

Sealcoating & Striping FAQ
How long until the lot is usable after sealcoating?
Typically 24–48 hours — foot traffic the next day, vehicle traffic after the full cure. We stage so sections open as they cure, which is why phasing matters on sites that can't fully close.
Water-based or oil-based sealer?
We spec based on EPA regs where the lot is, substrate age, and traffic load. Asphalt emulsion is the modern default; coal-tar is more durable but has local use restrictions. We'll tell you what we're proposing and why.
Can you just re-stripe without a full sealcoat?
Yes — most lots get re-striped on an annual or biannual cycle between full sealcoats. It's a fraction of the cost and it keeps ADA stencils compliant between the bigger seal projects.
Do you handle ADA stencil requirements?
Yes — handicap symbols, access aisles, van loading, and signage all follow current FBC/ADA spec. We cite the code in the proposal so your board or risk team can audit the work against it.
How often do we really need to re-seal?
In Tampa Bay, every 2–3 years is the honest answer. Some asphalt vendors push annual sealing — that's a sales pitch, not what the asphalt needs. We'll build the cycle into a multi-year budget so you know what's coming.
